Required Documentation for Most Building Permit Applications 

1.  New Single Family Dwelling, Townhouse, Semi Detached Dwelling 
  • Building Permit Application
  • Schedule 1: Designer Information 
  • Proof of ownership
  • Letter of Authorization (if being applied for by authorized agent on behalf of owner)
  • Site-Plan
    • Lot size, dimensions of the property, setbacks to property lines for any existing or proposed buildings.  
    • The dimensioned location of any other existing building(s) on the property
    • Existing right-of-ways, easements and municipal services
    • Existing power lines or underground power line, driveway, septic tank and bed location and well location
  • Building Drawings (floor plan for each storey, basement plan, elevations, cross section)
  • Floor Joist Layout
  • Roof Design
  • Heat Loss Gain & Duct Design
  • Plumbing Information
  • Energy Efficiency Design Summary (EEDS)
  • Entrance Permit (for new homes)
  • Approved Septic Permit (Mississippi Valley Conservation Authorities

    • Lot size, dimensions of the property, setbacks to property lines for any existing or proposed buildings.

  • Proof of ownership
  • Letter of Authorization (if being applied for by authorized agent on behalf of owner)
  • Site-Plan
    • Lot size, dimensions of the property, setbacks to property lines for any existing or proposed buildings.  
    • The dimensioned location of any other existing building(s) on the property
    • Existing right-of-ways, easements and municipal services
    • Existing power lines or underground power line, driveway, septic tank and bed location and well location
  • Building Drawings (floor plan, footing plan, elevations, cross section, floor joist layout and roof design)
  • P.Eng Design if Slab on Grade and not Frost Wall design

11. Change of Use and Interior Fit up of a Unit in a Commercial Strip Mall (Building is 700m2 in area)
  • Building Permit Application
  • Letter of Authorization (if being applied for by authorized agent on behalf of owner)
  • Commitment to General Review  
  • Building Drawings (floor plan for each storey, footing plan, elevations, cross section)
  • Mechanical Engineered Plans for Electrical, HVAC and Plumbing (if altered)
  • An Architect and/or an Engineer may be required for the project
