Paperless Property Tax Account Billing Enrollment Form 

Due Dates 

Interim tax bills are sent in January each year and have one installment due the second last business day of February. The interim bill is approximately 40% of the annual tax bill. Interim taxes are calculated using last year’s tax rate multiplied by the current year’s property assessment.

The final tax bills are usually sent out in June each year and have two installments due the second last business day of July and September. Please keep your final tax bill for income tax purposes.

2024 Bill Dates:

2024 first installment deadline – Tuesday, July 30, 2024

2024 second installment deadline - Friday, September 27, 2024

Penalty or interest of 1.25% monthly (15% annually) on the outstanding balance of tax arrears is added to your account on the first business day of each calendar month. 

Payment Options 

You can pay your tax bills by the following methods:

  • By mail - payments sent by mail must be received on or before the due date
  • In person by cash, debit or cheque at the municipal office during regular business hours
  • After-hours drop box at the back of the municipal office
  • Post-dated cheques – make sure to include your tax roll number on all cheques
  • Telebanking/Online Banking – through most banks – search Keyword “Mississippi Mills”, choose “Mississippi Mills (TWN) – Taxes” and use the full roll number as your account number
  • In person at most banks with your tax bill
  • Pre-authorized Payment Plan – equal monthly payments can be withdrawn from your account by the municipality.  This option is only available if an account is up to date. 

Changes of Address 

Tax bills are sent to the last known address provided by the owner. Fill out this form, call or send by mail. You remain responsible for payment. 

Ownership Changes 

When a property is sold, the tax department needs a copy of the Registered Transfer to change the ownership on the tax roll. The Municipal Property Assessment Corporation (MPAC) also sends lists of ownership changes to the municipality bi-weekly.

Properties that have been severed or had a change to their legal description take longer to be processed by MPAC and so take longer to show on the tax roll. 

Tax Certificates 

Tax Certificates are issued when payment of $50.00 for each roll is received in the office. Make cheques payable to Municipality of Mississippi Mills, 3131 Old Perth Rd, PO Box 400, Almonte, ON  K0A 1A0.

Property Tax Assessment 

Municipal Property Assessment Corporation (MPAC) is responsible for accurately assessing and classifying all properties in Ontario in compliance with the Assessment Act and Regulations set out by the Province of Ontario.

* If you do not agree with your property tax assessment or classification you can ask MPAC to review it by filing a Request for Reconsideration. 

As a property owner in Ontario, your property taxes support a school system, even if you do not have children or your children are not currently attending school. The system your taxes support can be found on your Property Assessment Notice.

Heritage Tax Relief Program 

The Municipality’s Community Official Plan recognizes the importance of preserving heritage structures.  Council passed Bylaw 10-89 Heritage Tax Relief to provide heritage property owners with a 25% tax relief program for education and municipal taxes to assist with cost of maintaining and preserving these structures.
