Active Planning Notices and Applications

Below are Notices of Public Meetings and Notices of Complete Applications received by the Planning Department to consider and receive input on planning applications pursuant to the requirements of the Planning Act. Each link below provides the notices as well as any pertinent information related to the planning application.

PLAN OF SUBDIVISION APPLICATIONS

OFFICIAL PLAN AMENDMENT APPLICATIONS

 The Official Plan determines:

  • Where new housing, industry, offices, and shops will be located;
  • What services like roads, watermains, sewers, parks, and schools will be needed;
  • When and How parts of your community will grow;
  • Community improvement initiatives. 

The Official Plan is a high-level policy document. The policies are implemented through zoning, minor variances, site plan control, plans of subdivision, severance, local improvement strategies, and more detailed secondary planning processes.

The Municipality has received the following Official Plan Amendment (OPA 36) and Zoning By-law Amendment (D14-ASH-25) for 39 and 53 Carss Street, Almonte.

As part of the Housing Accelerator Fund (HAF), provided by the Canada Mortgage and Housing Corporation (CMHC), the proposed Official Plan Amendment seeks to amend the Community Official Plan (COP) with the following: 

  • Establish enabling planning policies in the Community Official Plan for the potential creation of a Community Planning Permit System in the future. This permit system provides municipalities an alternative method for reviewing and approving development, effectively replacing the zoning, minor variance, and site plan processes.

ZONING BY- LAW AMENDMENT APPLICATIONS

Zoning can permit land to be used for agricultural, residential, industrial, commercial and other uses. Zoning can also include a specific set of regulations (called provisions) that shape development by setting limits, such as:

  • the location of the building on the property;
  • the height of the building;
  • the number of parking spaces required.

Zoning cannot regulate who lives in a building. Zoning also cannot determine if a proposed development is owner-occupied or rented.

MINOR VARIANCE APPLICATIONS

A minor variance is a minor change to a Zoning By-law provision, granted by the Committee of Adjustment.
It can change the zoning provisions for: 

  • Maximum building height;
  • Minimum lot area or width;
  • Distance between the lot line and the building (setback);
  • Minimum landscaping requirements.

It cannot add a use that is not permitted in the Zoning By-law.
