Planning and Land Use

Welcome to Mississippi Mills' Planning Department

Mississippi Mills is a vibrant and growing community where smart, sustainable growth begins with effective planning. Our Planning Department is here to assist both developers and residents, ensuring that all projects—large or small—align with local land use policies, by-laws, and regulations.

Start your project off right by understanding the rules. The Homeowner’s Guide to Building and Planning gives you the essential information you need before you begin, including:

  • How to check your zoning and understand which regulations apply to your property
  • Key building requirements for decks, porches, and similar structures
  • Guidelines for sheds, garages, and accessory buildings
  • Important requirements for pools, hot tubs, drainage, and more

Be informed, plan ahead, and ensure your project meets all requirements from the start.

Affordable Housing

A Community Improvement Plan (CIP) is a tool that municipalities can use to promote and guide development, revitalization, and improvements within specific areas. A CIP outlines specific goals, programs and eligible projects intended to improve aspects of the municipality for its residents, including affordable housing.

The Municipality has an Affordable Housing Community Improvement Plan (CIP) designed to support the development of new affordable rental units. The CIP is now in full force and effect and provides financial incentives for eligible projects that include affordable housing.

Housing Accelerator Fund

The Housing Accelerator Fund known as HAF is a Government of Canada initiative run by the Canada Mortgage and Housing Corporation (CMHC), to support the building of more housing in municipalities.
The funding assists municipalities in removing barriers to encourage local initiatives to build more homes, faster. HAF is helping to boost housing supply, while supporting affordable, diverse and climate-resilient communities.
The HAF grant will cover the cost of implementing seven (7) initiatives, with the goal to generate an additional 414 housing units in Mississippi Mills over the next three years.
